Bed and Breakfast Terms and Conditions

The price includes accommodation, full English breakfast (unless alternative arrangements have been made) and VAT.

Sorry, we do not allow pets inside the house. By special arrangement we will allow dogs to stay, providing that they sleep in their owner’s car, are kept on a lead at all times when outside the car and are exercised only in the areas indicated by us. Please remember that this is a sheep farm!

Acceptance of Children
We welcome children of all ages. We can provide by prior arrangement and free of charge, a highchair and a travel cot; however we do ask that you provide all your own bedding for the cot.

Booking Confirmation & Deposit:
A 20% non-refundable deposit is payable before your reservation can be confirmed as a booking.
Deposits can be paid by credit card over the phone or cheque sent in the post (please make cheques payable to RG & HR Mann).
All bookings are confirmed by email or by letter.

Cancellation and Insurance
By making your booking, our agreement is a legal contract and your deposit is non-refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost.

If you need to cancel please contact us immediately.
For cancellations made up to 7 days before your booked stay you will not be liable for the total balance. For cancellations made after this time, or by failing to take up the booking without cancelling, you are still liable to pay for the booking in full, even if we have not yet received your balance. We will exercise this right at our discretion.

If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a 2% administration fee.

If you need to cancel your booking due to adverse weather conditions or exceptional family circumstances we are happy to transfer your booking to another date if at all possible, without loss of your original deposit. Please contact us to discuss.

Non-availability of Accommodation
We would only cancel your stay if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Your accommodation will be available to you from 5.00pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your rooms. However, you may drop off your bags and collect your room keys at an earlier time by prior arrangement.
Please remember that this is a working farm. At certain times of the year we cannot guarantee to be in the house when you arrive, however we will not be far away. Please telephone one of the mobile numbers listed beside the front door bell and someone will let you in.
It is much appreciated if you will notify us of your estimated time of arrival (a telephone call on the day before or morning of arrival is fine).

Late arrival procedure
Please ensure you contact us to let us know if you will be arriving late, and your new estimated time of arrival.

Room Vacation
We respectfully remind guests that Waterend Farm offers bed and breakfast and is NOT a hotel, therefore:
Please vacate your room by 10.30am, unless otherwise arranged. The room will be ready for re-occupation from 5.00pm, unless otherwise arranged.

If you will need to return to your room between 11.00am and 5.00pm to collect belongings please let us know as we occasionally lock the drive gates if we go out for any length of time during the day.

The balance of your payment is payable after breakfast on the last day of your stay. Payment can be made by cash, credit or debit card, or cheque supported by a cheque guarantee card.

Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. We ask is that you do report any incidents when they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Privacy Policy
Any data collected during the course of this booking will be stored on our computer(s). With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party.
